To kick things off, we’d like to dive into the question of roof replacement. Replacing your roof is an expensive prospect, but it is something that needs to be done eventually. Without timely roof replacements, your home could suffer from any number of maladies including water damage, increasing energy costs, or worse (especially with hurricane season upon us).

Here are several common warning signs that indicate it is time for a roof replacement:

Age of the Roof

Roofs generally are not expected to last very long past 20 years. As such, it is generally best to be proactive about roof replacements and take care of it once you get past this 20 year mark. If you roof is over two decades old, get an estimate on replacement and start saving. This way you can prevent problems before they turn into catastrophes that may cause further damage to your home.

Recurring Leaks

One leak is not a call for a roof replacement (though it IS call for an immediate repair job at least). The problem is when leaks start to become frequent. After rain storms, check your attic for signs of water damage. If you find a single wet blotch you may only need a simple repair, but if you find multiple leaks it is time to replace the whole thing.

Do not put off leak repairs, ESPECIALLY during this time of the year. Get them fixed now or you’ll find yourself paying for the water damage later. Even a full replacement is cheap compared to the work required to fix wide-spread water damage and mold issues.

Shingle Granules in the Gutters

The granules on your rooftop shingles help to resist the weather. Over time, you may notice these granules start to fall off and end up in your gutters, yard, or anywhere else they might have to fall. A few granules falling off is normal, it is when this loss accelerates that there is a problem. Color inconsistencies are a way you can detect granule loss from the ground, and checking your gutters is a way to verify. If your gutters are clogged with shingle granules? It is time for a roof replacement.

Sunshine through the Roof

If you can enjoy a new dawn or the setting sun from your attack, there is a problem. In general, your roof should be sealed against exterior lighting. It should not be possible for you to find your way around easily in the attic during the daytime without a light. Remember that light means heat, and heat means increased cooling costs. If sunlight is able to regularly light your attic it is time for a new roof.

Curling Shingles

One or two shingles curled up is normal wear and tear and not necessarily a sign of bigger problems. When curled and bent shingles are the norm rather than the exceptions is when you should consider replacing the entire roof outright. Curled shingles are no defense against wind, and they are more likely to go flying when a hurricane comes through!
